Understanding EICR: What is an Electrical Installation Condition Report?

An EICR involves an inspection and associated testing to assess the condition of an electrical installation for continued service. Upon completion, an Electrical Installation Condition Report is issued, detailing observed damage, deterioration, defects, dangerous conditions, and non-compliances with current safety standards that may pose a risk.

Who Can Perform an EICR?

Only fully qualified electricians who are separately qualified to conduct testing on both their own work and that of other electricians can carry out an Electrical Installation Condition Report (EICR).

Frequency of EICR Inspections

The frequency of EICR inspections varies depending on the type and usage of the property. Here are some general guidelines:

Domestic Properties: It is recommended to conduct an EICR for domestic properties at least every 10 years. However, rental properties should undergo more frequent inspections, such as every 5 years, in compliance with the Electrical Safety Standards in the Private Rented Sector Regulations 2020.

Rental Properties: EICRs should be carried out before the start of each new tenancy or every 5 years, whichever comes first, as mandated by the Electrical Safety Standards in the Private Rented Sector Regulations 2020.
